Terms and conditions of bookings in relation to all goods and services provided which you should read before signing and returning to us within the next 14 days. If we do not receive a signed copy either electronically (this can be done by signing and then saving the document/signature) or via post from you within 14 days we will assume your agreement, which means these terms and conditions will stand in full without exception.

1)         Price list – all prices quoted are inclusive of VAT. and we reserve the right to change our prices without prior notice. Our price review takes place in January, but the changes made will be implemented for all future bookings, from the date of review. We reserve the right to change prices, in line with these annual reviews. The minimum booking charge to secure a boarding booking is £40 minimum, or 15% of the overall booking cost. We reserve the right to refuse any bookings that do not meet our a 5-day minimum length booking for single pets, and 3-day minimum booking length for 2 or more pets in the same room, during peak seasons. We reserve the right to determine when our peak periods are on a monthly basis without prior notice. By making your reservation, you are accepting that the price may increase.

Price changes for 2026:

Boarding – 1x dog = £40; 2x dog = £56; 3x dog £68

Daycare – Per initial dog = £31

No other changes are currently planned.

2)         Charges – are made per calendar day and not per night. They are calculated from the day of arrival, continuing through to the day of departure. Customers who wish to collect early i.e. before the final date of their booking; will still be charged for full occupancy. Customers who wish to change the number of pets staying with us, prior to their stay, will still be charged the full rate of occupancy. No refunds or acceptations will be made.

3)         Booking Fee – before your pet(s) stay can be confirmed, we require a pre-payment to secure your booking. For daycare, we require payment in full, upon booking. This applies to all bookings, whether they are online bookings, bookings made in person, or bookings made over the phone. You may cancel your booking and receive a full refund, minus a transaction fee, within 14 days of making it. After 14 days, your booking fee is non-refundable and non-transferable, meaning you are not entitled to a refund of any kind, and the booking fee forfeited will not be credited against any future bookings; therefore, you will lose the amount paid to reserve your booking. If you make a booking within 14 days of the service commencing, you will not be entitled to a refund or to use any booking fee paid, as a credit on your account. You will be subject to a cancellation fee, depending upon the amount of notice given – please see below. We reserve the right to cancel your booking and refund your booking fee without any liability to B J Kennels & Cattery Ltd.  We also reserve the right to refuse your booking without liability, without cause and without any prior notice period.

In the case of extra-ordinary or exceptional events/circumstances, act of God or any type of emergency, lockdown, partial lockdown, illnesses, or diseases’ (this list is not exhaustive or fully inclusive) there will be no refund, part-refund, or transfer of any part of the booking fee paid.

Your booking fee can also be forfeited in the event you reduce your booking by any length or cancel out of the 14-day cooling-off period.

Should you reduce or cancel your booking over 14 days prior to its commencement, you will be subject to paying a cancellation fee of 20% of its remaining value. If any changes or cancellations are made within 14 to 7 days before the booking’s commencement, you will be charged a cancellation fee of 50% of the remaining bill. If any cancellations or changes are made within 7 days before the booking commencing, you will be subject to paying an 80% cancellation fee of the remaining booking. Should you reduce your booking the day before, or during its commencement, you will be subject to a cancellation charge of 100% of the cancelled days, the entire booking. Failure to pay any cancellation fees will result in your account being suspended and a lifetime ban. Any booking fee payments made for future bookings will also be forfeit and will not be eligible for a refund of any kind.

4)         Payment – is required in full either before or upon arrival, otherwise your pet may not be accepted on to our premises for boarding. We accept most major credit/debit cards. Should the need arise, interest will be charged at 5% pro-rata on all late payments. Clients who default are referred to the small claims court and will not be able to use our facilities again.

5)         Bank Holidays – A double charge will be applied for all bank holidays however where there are 2 bank holidays in any single booking only 1 double charge will be applied. This means we will operate at normal hours on bank holidays.

6)         Reception – Please arrive and depart during the following times for boarding: Monday to Saturday 08:30am – 11am or 3pm – 5.45pm   |   Sunday 8:30am – 1pm. Sunday pm. CLOSED                                Arrival or departure on Sundays between 1 and 6pm will incur an extra charge. Any arrival or collection outside of these boarding hours will incur an Out-of-Hours Fee. The exact fee amount is determined at our discretion and may be amended at any time without prior notice. We reserve the right to apply the Out-of-Hours Fee to any booking, including but not limited to pet boarding services, where we deem it necessary. Failure to pay the applicable fee may result in refusal of service or release of the pet until payment is settled in full. As a gesture of goodwill, and to give people a full year to understand this policy, we will be fully enforcing the out of hours charge from the 1st March 2026, whereby you will have to pay the fee, no matter the circumstances.

7)         Vaccination – Your pet must be up to date with annual vacinations and kennel cough vaccinations. We would also recommend a flea/tick and worming treatments, as they could be denied boarding if they are harbouring fleas, ticks or worms. A vaccination certificate must accompany each pet on every visit boarding visit. It must be brought each time they have had a new vaccination for daycare. New vaccination courses must be completed 28 days prior to boarding. Failure to satisfy any of these conditions will mean your pet is not covered by our insurance policy, under any circumstances.

8)         Kennel Cough – must be administered 4 weeks (28 days) or more prior to boarding as it is a live vaccine and can potentially spread the virus.  Those dogs who do not have an up-to-date kennel cough vaccination may be refused entry and will not be covered by our insurance policy, under any circumstances. If the kennel cough vaccination is administered by injection (this is not the same as the annual one), you must be able to prove it with a letter from your vets. If you are able to provide proof, there will be no wait period before staying with us.

9)         Food – All customers are asked to provide their own pet’s food to avoid any gastric issues which can occur from sudden changes in diet. This can result in costly vet bills, which you must pay even if it cannot be proven that a change of diet was the cause. If you do not bring their own food and choose to use our, we accept no responsibility for any gastric issues caused.

10)       Multiple Occupancy – is where more than one animal share either accommodation or exercise. B J Kennels & Cattery Ltd accept no liability of any kind for injuries to or damage caused by your pets which can occur when kept in close confinement. We may decide to separate your pets entirely at our discretion if we feel it is in their best interests. You must understand that it may not always be possible to separate them during peak times however should we have the space you will be charged the daily rate for any extra accommodation used.

11)       Luggage – Whilst we are happy for you to provide small items of luggage for your pet, we accept no responsibility for the loss or damage of any luggage or items left with your pet and reserve the right to dispose of any such luggage/items should they become soiled or damaged. We do NOT welcome feed or water bowls as these are provided along with our own vet bedding.

12)       Medication – We are happy to administer medication for you or your vets’ behalf however we are not trained veterinarians therefore accept no liability either personally or as a company for incorrect administration. Diabetic pets will incur a surcharge of £5 per day inclusive of vat. We also reserve the right to administer a surcharge for any excessive or complicated medicative procedures.

13)       Failure To Collect – If you or a representative of yours fails to collect or rearrange a new collection date for your pet and make payment in full for any extended period of boarding, within 14 days from the agreed collection date, we reserve the right to rehome your pet either temporarily or permanently without the need for you or your representative’s consent. If you arrive after the bookings final date, then you will be charged for each extra daysyour pet has stayed after the initial check-out date, plus an additional 100% surcharge (double charge).

14)       Data Protection – I understand and agree that B J Kennels & Cattery Ltd keep my personal information on their database which includes my name, address and contact numbers and any other information that I have supplied to them for the purposes of complying with the Animal Welfare Licensing Act 2018. I give my consent to B J Kennels & Cattery Ltd (BJ’s Pet resort and Spa) to use this information when required for any matters relating to the welfare of my pet/s.

15)       Veterinary Consent – I give my full consent to any professional veterinarian who may conclude that my pet/s require medical treatment in my absence. I further consent to any representative of B J Kennels & Cattery Ltd (BJ’s Pet Resort) making decisions on my behalf and having full access to my pet/s medical details. I do not wish to exercise my right to GDPR rules under these circumstances and further understand and agree to pay any fees associated with veterinary treatment my pet/s have received within 14 days after I or any representative of mine have collected my pet/s.

16).       Trial stays: we strongly advise that you book an overnight trial stay prior to your main booking. This is to allow your pet to get used to our staff, routine and facilities, as well as being away from home. It also helps to reassure your pet that they will be returning home and that we are not their new owners. If you do not book a trial, we cannot guarantee your pet will be suited to staying in kennels or cattery and accept no liability for any issues relating to their suitability for our kennel or cattery environment.

17)       Transportation Costs – I understand that should my pet require transportation whilst in the care of B J Kennels & Cattery Ltd there will be a minimum charge of £15 per return journey applied within a 5-mile radius, this charge will increase at their discretion for longer journeys. 

18)       Dog Agility Sessions – This service is to provide your dog with fun only which also helps to keep him/her fit.  It is your responsibility to decide whether your dog is suitable enough to engage in agility sessions.  We do not portray ourselves as professional dog trainers and accept no legal or financial responsibility for accident or injury to your dog/s whilst using the agility equipment. We will endeavour to take a photograph of your dog/s during at least one of the sessions which will be added to our business Facebook page, unless you leave a written instruction to the contrary.

19)        Play Care – By purchasing this service, you are giving expressive permission for your dog(s) / pet(s) to socialise and play with other dog(s) in the same secure exercise area, at BJ’s Pet Resort (trading name; BJ Kennels & Cattery). We reserve the right to stop your pet from exercising with other dog(s) at any time. BJ’s Pet Resort will not accept responsibility for any accidents or injuries that occur whilst pet(s) are playing and exercising together. BJ’s Pet Resort accept no liability of any kind for injuries to; or damage caused by, your pets(s). We may decide to separate your pets entirely at our discretion, if we feel it is in their best interests, as well as those animals around them – you will not be entitled to a refund, but we reserve the right to change the playcare sessions to agility sessions, if we deem it suitable for your pet(s). As a company, we accept no liability for unwanted pregnancies. You, the owner, must ensure that bitches are NOT in season when booking group activities. Please be aware, we have entire male dogs on the premises at all times who do engage in communal exercise. We reserve the right to reject entire males from our daycare and/or playcare services. We require all males to be neutered in the daycare / playcare centre and services; especially past the age deemed fit by your pets vet / healthcare professional.

If your pet causes any damage, you may be subject to a reimbursement charge.

20)        Socialisation and photographs – neither of these are included with your pets stay, no matter what animal / species you have boarding with us. The only way we can guarantee that photos of your dog will be posted to Facebook, is by purchasing agility, swimming or playcare. To guarantee socialisation for your pet, please purchase playcare. We try to regularly post photos of cats in our care, but this is not guaranteed with your pets booking.

21)         Tours – we welcome you to visit our premises and see how we work behind the scenes; our visiting hours are between 14:00 and 16:00 everyday. To book a tour, please call us to arrange a time and date for your visit, in order to satisfy our licensing and insurance requirements. We reserve the right to cancel your tour for any reason.

22) Extra services – should we deem your pet is not fit to take part in a pre-booked activity / extra service, for the safety of your pet / other pets / our staff, you will not receive a refund for any missed extra services and/or sessions. If possible, we will try to exchange your missed sessions / services, for a replacement service.

23) Online booking – it is your responsibility to check the terms and conditions, guide page on our website, as well as any FAQs, before making a booking. By making a booking on our online booking system, you are accepting there will be a £1 online booking / service fee. You are also accepting that any booking request made will be subject to minimum booking costs in peak periods and bank holiday charges, where applicable. BJ’s Pet Resort and Spa reserve the right to reject any booking request for any reason we sit fit; for example, rejection could be due to space available on selected dates or the suitability of your pet to our facilities, or it could be due to the requested payment not being made before 11AM the following day.

24) Cash payments – BJ’s Pet Resort and Spa is a cashless business and reserve the right to refuse entry, or booking, for anyone trying to pay with cash. We only accept card payments via debit card, credit card, Apple pay and Android Pay. You can also pay via the online booking system, using stripe – by using this payment service, you are accepting that there will be a £1 online booking / service fee, for each transaction / payment made.

25) Pet Refusal – BJ’s Pet Resort and Spa (BJ Kennals and Cattery Ltd.) reserve the right to refuse booking or admission to our services for any animal, breed, or individual, for any reasons that we see fit. This is in the interest of safety and complying with our licensing and insurance obligations. You can be refused at any point, especially if any information has been withheld, or there have been any changes with the owners, or the pets themselves; and you will not be entitled to a refund of any kind.

If using DAYCARE – By signing this document, you are giving expressive permission for your dog(s) / pet(s) to socialise and play with other dog(s) in the same secure exercise area, at BJ’s Pet Resort (trading name; BJ Kennels & Cattery). Please be aware that the first daycare will act as a trial, so we can see if daycare is suitable for your pet and that your pet is suitable for daycare. We reserve the right to stop your pet from exercising/socialising with other dog(s) at any time, without prior notice. If they are removed, they will most likely be placed in a kennel, on their own. BJ’s Pet Resort will not accept responsibility for any accidents or injuries that occur whilst pet(s) are playing and exercising together; this includes if they must be removed from the social area, into a kennel. BJ’s Pet Resort accept no liability of any kind for injuries to; or damage caused by, your pets(s). We may decide to separate your pets entirely at our discretion, if we feel it is in their best interests, as well as those animals around them. You must understand that it may not always be possible to separate them during peak times, however should we have the space, you will be charged the daily rate for any extra accommodation used. If we do not have space to accommodate your pet, you may be contacted to collect them. Please note that if your pet is immature or young, it is more likely that they may have to be separated from the group due to safety and social reasons. We reserve the right to remove any pets from the social area, due to any reason we see fit.

We require all males (of a certain age) to be neutered in order to use the daycare centre at BJ’s Pet Resort (BJ Kennels and Cattery Ltd.). However, if neutering is not possible, please ask for more details. We reserve the right to refuse booking or admission to our services for any animal, breed, or individual, for any reasons that we see fit.

Offers – 11 daycare sessions, for the price of 10, only applies when all sessions are paid for at once. This apples per session, not for each dog individually, when booking for multiples of dogs.

If your pet is SWIMMING – Prior to any appointments, especially swimming, it is your responsibility to inform B.J. Pet Resort & Spa (t/a B.J. Kennels & Cattery Ltd) if you or your pet have any disability or medical condition that limits my ability to participate or a member of staff at a greater risk of injury.

You understand you will not be allowed in or around the Spa pool area whilst any dogs are swimming. If you enter these premises, without a member of staff present, or explicit permission from the owner, then you will be liable for any injuries or damages caused.

We reserve the right to cancel any session e.g. in the case of a power or mechanical failure, staff shortage etc. without liability. Please ensure your contact details are up to date.

We reserve the right to use video footage and photographic stills taken during sessions in whatever way we chose unless you notify us in writing to the contrary.  We also reserve the right to share your information with relevant third parties e.g. our staff, your emergency contact or your vet. We reserve the right to refuse admission to our spa and swimming services, should we deem it not fit for your pet(s).

Charges:

We reserve the right to cancel any remaining swims during your pets boarding stay, if we deem your pet not fit for this service – there will be no refund of any missed sessions. We will try to exchange it for other services, where possible. All sessions must be paid for in full at the time of booking. 

Swimming Rules For Dogs:

Dogs that have/are suffering from any known underlying illness or medical condition which may adversely affect them during swimming must seek their vet’s written consent prior to swimming.  If you are unsure, please consult your vet.

Please ensure that your dog is wearing a collar and is always kept on a lead.

Please ensure your dog’s vaccinations are up to date. 

Bitches in season will NOT be allowed to swim until their season is finished.

Dogs with infectious or contagious conditions (e.g. kennel cough), uncontrolled epilepsy, dermatitis, incontinence, open wounds, diarrhoea or vomiting will not be allowed to swim. Normal cancellation conditions will apply.

We reserve the right to refuse to swim any dog if they appear water phobic, stressed or aggressive. If this happens, you will still be charged for any sessions booked.

Before Swimming:

A fee of £60 will be made for dogs that defecate in the water, as we will have to close to clean it.

The length of the swim session will depend upon the fitness, age and other variables of your dog.

About Billy & the team

Formerly known as BJ Kennels and Cattery, owners Billy and Gill Dean bring a wealth of knowledge and hands-on experience in animal welfare. They have owned and managed kennels and catteries since 2000. Billy is a decorated former RSPCA Inspector, highly respected in his field with 10 years of service, while Gill previously worked as an equine and animal-welfare professional. It’s safe to say your pets couldn’t be in more capable hands.

Their son, Callum, has lived and worked alongside Billy and Gill for most of his life. Together with senior manager Dave, who has been part of the team since 2010, they offer unrivalled experience that complements Billy and Gill’s leadership.
